If you’re in search of a beautiful and peaceful village for buying properties that are close to the sea, rich in history and the old-world charm of the French countryside, Théoule-sur-Mer has everything you could wish for. And it’s an absolute must-visit. Estate Prestige Knight Frank French Riviera has an in-depth knowledge of this region. Our headquarters are centrally located, and our experienced local representatives ensure that we are able to offer the best properties on the current market.

Located just down the road from Cannes, serenely nestling in a small idyllic cove, and bathed by the crystal-clear waters of the Mediterranean Sea, lies the wondrous Théoule-sur-Mer. The coastline is breathtaking here with calanques, cavernous limestone valleys and lush vegetation, all set beautifully against a backdrop of steep, imposing mountains. Théoule is a charming – and peaceful little seaside resort – and has everything to delight both tourists and residents.

During the 5th century, the bay of Théoule-sur-Mer was a fortified stronghold with a watchtower – providing a port and some security – but it was destroyed in 1648. For many years, Théoule was a quiet, prosperous fishing village, governed by the commune of Mandelieu, until it became a separate municipality in 1929.

Rising above this picturesque little cove is the imposing, medieval-style Château des Mineurs. Built between 1918 and 1920 by Harry Leland de Lengley, the crenellated castle is constructed from large red stone and is flanked by two square towers. Viewed from here, the turquoise waters of the Mediterranean Sea below, gently crashing on the shores of La Napoule Bay, and stretching far beyond the horizon… are breathtaking and have inspired artists and poets for ever so long, and will continue to do so; there are many small villages and hamlets within reach of Théoule-sur-Mer.

Théoule-sur-Mer is surrounded by absolutely beautiful landscapes and enjoys a typical Mediterranean climate with long, warm summers and short, mild winters. This makes it the perfect place for those who enjoy getting out and who prefer a slightly quieter pace of life to the hustle and bustle of its more famous neighbouring communes. The region has many kilometres of sidewalks and trails from which you can explore the nearby oak and maritime pine forests of the Tanneron mountain range.

As a coastal port, water activities are very popular in summer; sailing, water skiing, swimming, diving and fishing. You can also enjoy horseback riding, a host of guided tours, a number of beautiful and challenging golf courses and, many festivals, carnivals and concerts held in the area every year.
